“The Value of Listing Inspections” A New DRE-Approved REALTOR© Seminar
November 2005 (Palm Springs, Calif) — The California Real Estate Inspection Association (CREIA.org) is pleased to announce that it has been approved by the California Department of Real Estate to present a real estate agent training seminar titled “The Value of Listing Inspections”, approved for 3-credit hours of continuing education for real estate agents.
One of the top ten areas of litigation in California is the failure to disclose property defects. Both REALTORS and their home seller clients are urged to obtain a home inspection prior to listing their home. Reliable professional home inspectors can report deficient conditions before the property is placed on the market, giving sellers an opportunity to perform desired repairs. The report can also be used as a supplement to the seller’s disclosure requirements and help reduce potential liability risk for sellers and their agents.
Deficiencies discovered by the buyers in their investigations after entering into a purchase contract, can often result in costly negotiations. These negotiations, which can be difficult issues for all parties, are likely to be reduced or eliminated if the deficiencies are discovered by a qualified home inspector and accurately disclosed to the buyers prior to the sale. With a “Listing Inspection” performed prior to a buyer entering into contract, a home seller can make repairs as a matter of choice, not obligation; it can be used to foster good will and to help facilitate the sale. A professional “Listing Inspection” is just good business, it encourages a smooth transaction by putting buyers at ease, helps reduce negotiating points, bypasses annoying delays in the transaction, and limits liability risk for all parties.
This seminar is tailored to help REALTORS understand disclosure in their listing transactions and help them qualify, find and recommend credible professional home inspectors. REALTORS will be educated as to what home inspections are and how inspections are a valuable asset for their business and disclosure obligations. This program is approved by the California Department of Real Estate (DRE) under the category of “Consumer Protection” for 3 hours credit. Program attendees will be eligible to submit a Course Completion Certificate (provided at the end of the program) to the DRE for three (3) Continuing Education credits.
