CREIA Home Inspectors Warn Against Defective Simulated Shake Roofs

Nov 2007 (Palm Springs, Calif.) — The certified professional members of the California Real Estate Inspection Association (CREIA) are warning homeowners, buyers, and real estate professionals against the dangers against defects that exist with some simulated shake roof materials like those manufactured by Cal-Shake and Cemwood in the 1980’s and1990’s. These fiber-cement composite roofing shakes have been known to develop latent defects resulting in premature deterioration, damage, and a life-span significantly shorter than the manufacturers’ original guarantee.

Once a popular substitute for the replacement of original wood shakes, there are now a significant number of documented cases nationwide of roof failures, as well as class-action lawsuits. Although most roofs of this type show visible signs of damage, deterioration, and leakage, even roofs that look reasonably well and show no sign of leakage should be evaluated further. The most knowledgeable and experienced inspectors recommend further review immediately and regularly by a qualified roofing contractor (at the very least), and consideration of replacement of the roof material entirely.

Homebuyers and sellers are urged to retain the services of qualified inspectors trained and experienced in home inspection. It is also very important that the inspector be a member of a well-founded professional association such as CREIA. Established in 1976, CREIA is the largest and oldest state inspection association in the country. CREIA inspectors must adhere to CREIA's Code of Ethics and follow the Standards of Practice developed and maintained by the Association. Recognized by the State of California, these Standards of Practice are considered the source for Home Inspector Standard of Care by the real estate and legal communities.
