The San Diego chapter of CREIA is the biggest local home inspector chapter in the state with almost 140 inspector members and 100 CREIA Certified Inspectors (CCI’s) to choose from. The San Diego CREIA chapter has a long and proud history. More CREIA state presidents, and other state officers, have come from San Diego than from any other chapter in the state. The San Diego CREIA chapter leads California home inspectors in the state with more current state officers, more Master CREIA inspectors and more CREIA New Construction Specialists than any other chapter. We look forward to filling all of your home inspection needs.

The San Diego chapter of CREIA is also proud to be affiliated with the American Society of Home Inspectors (ASHI) and to provide the inspector training, continuing education, and monthly chapter meetings for both of these state and national inspector organizations. Both CREIA and ASHI are completely integrated into the local CREIA chapter. The San Diego CREIA chapter continues to excel at providing the finest home inspector training and continuing education for home inspectors throughout San Diego County.

The vast majority of home inspections done in San Diego County are done by a CREIA home inspector and there is no reason to take a risk using any inspector who is not a member of CREIA. CREIA and ASHI are the only reputable professional, non-profit, voluntary certification organizations for home inspectors in California. Home inspectors who voluntarily certify through CREIA and ASHI subscribe to a high set of standards that leads the home inspection industry throughout the nation. CREIA Certified Inspectors (CCI’s) must pass a technically rigorous examination process and must maintain their certification status with continuing education every year.

Licensed Inspectors: There are still no licensing requirements for home inspectors in California so you truly need to be cautious. There are individuals out there who claim to be “Certified” inspectors when they have received some bogus certification through the internet from disreputable organizations out for a profit. Make sure you insist on a home inspector that is involved in the home inspection industry and keeping their pulse on the latest developments in the fast paced home inspection business by going to the monthly CREIA meetings, and attending CREIA Conferences and other CREIA continuing education opportunities. Inspector affiliation with CREIA and ASHI is voluntary and demonstrates a dedication to ethics, education and standards of service above and beyond any state requirements. The CREIA and ASHI Standards of Practice are the only standards mentioned in the State Business and Professions code as the guidelines for home inspectors in the state.

The California Real Estate Inspection Association provides the technical expertise, skill and knowledge for doing a home inspection that is above and beyond the skill level provided by general or specialty licensed contractors. One of the biggest mistakes some people have made in the past is confusing a licensed contractor with a home inspector. Only the home inspector has the specialized knowledge and experience to do home inspections. Many of the CREIA inspectors were licensed contractors in past careers and each of them will be happy to explain to you why being a licensed contractor does not provide the necessary knowledge or experience to be a home inspector.

Listing Inspection: We provide home inspections for sellers as well as home buyers. Many smart sellers, with encouragement from their real estate agents, are now choosing to do the home inspection at the beginning of the home sales process. Providing a completed home inspection up front at the time you negotiate and accept an offer is the best way of avoiding costly delays and surprises during the escrow process. The number of surprises are reduced, both for the buyer and the seller. Less surprise means less opportunity for disagreement and less likelihood that the transaction will fall apart. It also gives the seller an opportunity to make appropriate repairs at the beginning so that the home will show better and draw a better price. This can make your property more marketable right from the beginning and reduce the expense of negotiating repairs later on. A home inspection that is provided up front from your independent and respected CREIA home inspector will allow you to avoid further negotiation in the middle of the escrow period where the buyer is typically in a stronger position to negotiate corrections on the defects discovered in their inspection report.

The home inspection process is designed to protect and serve the needs of buyers, sellers, and real estate agents equally. When defects are not disclosed by the seller or detected on an inspection then all parties are vulnerable to difficult and protracted ramifications that could end up costing a lot of time, money, and sleepless nights. Real Estate agents and sellers do themselves a terrible disservice if they use an under-qualified inspector that may miss something or a biased inspector that may minimize or underreport the importance of a serious defect. That is when transactions can blow up in everyone’s face. Remember that most transactions that end up in court include the seller, and Real Estate agent as well as the home inspector as defendants. Our objective is to protect all parties to the transaction through a thorough inspection intended to discover material defects. When material defects are missed by the inspector, or not disclosed by a seller, all parties to the transaction pay a high cost. Whether you are buying, selling or recommending a home inspector, make sure you use a qualified CREIA Certified Inspector.

New Construction Inspection: The CREIA San Diego Chapter also has highly qualified inspectors who can inspect the new home you are buying or building. Relying on the city inspector to find all the defects in your new home is not realistic. City inspectors, who do their best, only have a very short time allotted for each inspection they do in a day. City inspectors do there best in a short period of time and have a narrower focus on there scope of work. CREIA has addressed these shortcomings by developing the CREIA New Construction Specialist designation that includes a rigorous education and testing program. CREIA inspectors with this designation have passed the International Code Counsel’s Combination Dwelling Certification Test. These are the same tests taken by many city inspectors. To obtain this designation, inspectors have to past all four tests (Building, Mechanical, Electrical, and Plumbing). Doesn’t your new home deserve the attention that a qualified CREIA New Construction Specialist can provide?

Real Estate Agents: The local CREIA Chapter has programs and speakers that are available for your Real Estate office. We can offer you qualified speakers to provide education training for your local office and agents on any home inspection topic of your choice.

Commercial Inspection: Many of our chapter’s members have high levels of experience and are capable of filling all of your real estate inspection needs from apartment buildings, and high rise condos, to almost any size and type of commercial property. Be sure to check with your CREIA inspector to see what areas they have the experience to adequately inspect.

CREIA has developed a designation that only our more experienced inspectors are qualified to apply for. Besides continuing education, an inspector needs to perform over 1,000 inspections just to qualify to take the test and that generally takes several years of being a full time inspector. This is called the Master CREIA Inspector and has been achieved by inspectors with the MCI designation behind their name.

Pre-Meeting Training Session 5:15 to 6:15pm

You will receive one CREIA CEC for each hour of training. The fee is $10.00 payable at the dinner meeting.

Each month a new section of the 2006 International Residential Code (IRC) is covered in depth. You will have an opportunity to learn the important provisions in each section of the International Residential Code by attending these meetings each month throughout the year. We have gotten very good reviews from all the members who have participated in this opportunity. You can start attending at any time, and if you stick with it, you will complete the entire IRC in one year. All participants are encouraged to bring their copy of the 2006 IRC to the meeting and to review the current sections of the IRC prior to the meeting.

The benefits of these training sessions are threefold:

  1. To prepare a candidate members for the CREIA exam.
  2. To prepare Certified CREIA Inspectors for the ICC Residential Combo exam which in turn leads to the New Construction Specialist designation.
  3. To prepare Certified CREIA Inspectors for the MCI exam.
